NOTICE OF PUBLIC HEARING

Notice is hereby given that the Town of Pinedale Planning and Zoning Commission will hold a Public Hearing on Monday, October 5, 2026, at 5:00 p.m. in the Main Conference Room of the Town Hall, located at 205 Entertainment Lane, Pinedale, WY 82941. The purpose of the public hearing is to consider the following application:

Pursuant to §160-26 of the Town Code, the Commission will consider a request for variances to allow construction of an Accessory Dwelling Unit (ADU) on the property legally described as Cooley Second Addition, Block 1, Lots 1-5. The applicant is requesting the following variances:

a. Article XI, R-2 Residential District, §475-67 (Yards) – A variance from the required twenty-foot (20') front yard setback and seven-foot side yard setback.

b. Article XI, R-2 Residential District, §475-63 (Accessory Uses) – A variance to allow the proposed accessory structure to be located less than ten feet (10') from the existing primary structure.

The application has been submitted by Charles and Ashley Lederer for the property legally described as COOLEY SECOND ADDITION, BLOCK 1, LOTS 1-5.

All interested persons are invited to attend the public hearing and provide testimony regarding the proposed application. Written comments may also be submitted to paz@townofpinedale.us or delivered to Town Hall, 205 Entertainment Lane, Pinedale, WY 82941 prior to the public hearing and will be made part of the official record.
